How to choose a construction contractor?
This issue is essential not only for the Customer but also for the successful implementation of the entire project, behind which are the Contractor, Designer, suppliers, and many other participants. In most cases, the main criteria when choosing a Contractors are price and terms. Still, the quality and reputation of the company, behind which the reliability of project implementation stands, is practically not taken into account.

It all starts with answering an important question: will you build the house yourself or use the services of a contractor. A construction contract is your guarantee.
A construction contract is an agreement under which the contractor undertakes to build a particular object, in our case, a house, at the Customer's request, within the time established by the contract. The Customer must create the necessary conditions for the contractor to perform the work, accept their result and pay the price specified in the contract.
Cost of work
Their total cost must be specified in the contract, including possible additional expenses. For example, the costs associated with changing the foundation due to soil deformation at the site. The Customer must clearly understand what may require additional work and how much they will cost.
Prepayment
Construction firms individually determine the percentage of the prepayment. Note that with a 100% prepayment, the Customer is not insured against the contractor's dishonesty. Therefore, I recommend not agreeing to such conditions. The optimal prepayment will be 3-5% of the contract price - this is the cost of developing project documentation. In our company, this is 3%.
Construction time
Pay special attention to this point. The dates must be accurate, with a mandatory margin. Too small or, conversely, large should alert. For comparison: houses made of timber or "turnkey" frame need to be laid for at least 30 days. Can build a house made of vulture panels in 20 days. But brick houses have the lowest construction speed. It takes time for shrinkage - this is at least a year. Due to the size of the brick, it takes four times longer to build walls than with its more modern counterparts.
Warranty
The Civil Code of the Russian Federation prescribes mandatory warranty periods under a construction contract. So, it cannot be less than two years on a foundation or a structural part (box).
